5AB provides building surveying, project and advisory services to commercial, public sector and residential clients. All instructions are personally carried out and overseen by the principal surveyor.
Full building surveys, condition assessments and defect investigations across the real estate sector. Practical diagnosis, clear repair recommendations and straightforward reporting for purchasers, owners and occupiers.
Commercial & ResidentialPre-acquisition and pre-lease due diligence for investors, funds and lenders across all commercial asset classes. Detailed condition and risk reporting to support investment decisions and negotiations.
Commercial & InvestmentFull project delivery services for refurbishment and improvement works including preparation of schedules of works and specifications, competitive tender exercises, tender analysis and reporting, and JCT contract administration. Programme management, cost control and employer's agent duties also undertaken.
Commercial & Public SectorPlanned preventative maintenance programmes, lifecycle cost advice and capital expenditure planning to support asset management and long-term investment decision-making.
Investors & Asset ManagersDilapidations assessments and advice for landlords and tenants across the commercial property market. Terminal and interim schedules, settlement negotiation, supersession arguments and lease exit strategy.
Landlord & TenantInsurance reinstatement cost assessments (RCA), schedules of condition and expert advisory services. Acting for property owners, insurers and loss adjusters across commercial and residential assets.
Insurers & Loss AdjustersFurther Services
Specialist advice under the Party Wall etc. Act 1996, including the preparation and service of party wall notices, schedules of condition, party wall awards and dispute resolution. Acting as agreed surveyor or for building owners and adjoining owners. Oversailing licences and scaffolding consents also undertaken.
Preparing and advising on licences to alter on behalf of landlords, and monitoring development schemes on behalf of funders and investors.
RICS Home Survey Level 1, Level 2 and Level 3 reports, delivered under licence. Property valuations are not provided.
CAA-approved aerial inspection for roofs, facades and hard-to-access structures, integrated into building survey and condition reporting.
